Can I cancel my contract anytime?
Yes you can. Oracle Property Solutions values your choice when deciding we no longer meet your needs. We hope you allow us time to rectify any issues when they may or may not arise.
Cancellations will require a 30-day notice to ensure property handoff of paperwork and tenant coordination are completed. A cancellation fee of $650 will apply. -
How Are Rental Payments Made?
Oracle Property Solutions provides both owner and tenant a hands-off approach every month to pay rent. With the property management software we utilize, there will be easy access to request and deposit rent online. Owners are able to view funds in transit, paid, and overdue, including an overview of financial reports. -
Who Pays for Cleaning Services?
The owner pays for cleaning services, including carpet cleaning, every time the home is prepared to list on the market. Sometimes the tenant may perform the cleaning; however, we ensure the property is move-in ready based on our cleaning standards. -
How can you upkeep my property?
Oracle Property Solutions will work hard to keep your property in similar condition to when you signed your contract with us. If upgrades are needed, our PMs will coordinate this with property owners to ensure any work completed on the home is to your satisfaction. We will also conduct touch-ups as needed in between tenants to ensure a successful lease is obtained after listing. -
How is the Rental amount decided?
Based on our agreement and the local market comps in the area, we will provide a CMA for the best marketing price strategy available for consideration. You determine your set rental limit; however, our CMA will ensure what your price setting will be for the desired outcome. -
I do not want a manager but only help with finding a qualified tenant.
That's okay! We can provide you with leasing only services. This includes a property condition report with 360-degree photos, advertising, tenant screening & placement, and lease generation. -
What are your fees if the property is vacant?
Oracle Property Solutions do not charge a Vacancy Fee. We understand if the property sits vacant you will lose money and we want to ensure your ROI is protected by internally scheduling property showing and screening to obtain the right tenant. -
How long will it take to receive Rental Payments?
With our property management software, you will see your deposits within 3-4 business days in your account. Sometimes tenants prefer to pay by check which might take longer if deposits are not made via our management software.
